Though I have addressed this subject before, a recent situation creates within me the understanding that I have not said this enough times. Hence, here it goes again:
ANYONE INVOLVED IN A REAL ESTATE TRANSACTION IN PUERTO RICO MUST HIRE A REAL ESTATE LAWYER LICENSED TO PRACTICE IN PUERTO RICO.
It is unfortunate that this subject keeps coming up, but it would be far more inconvenient to anyone reading this article not to heed this warning.
Real estate transactions in Puerto Rico–in essence–are conceptually the same everywhere you go. Nevertheless, there are some aspects of any closing which are addressed in ways particular to Puerto Rico. Some noticeable examples of these are: real estate taxes; condominiums; the removal or clearing of liens; and, the actual measurement of the lots in comparison to what appears on registry records and that the property tax authority.
